Standard Service Fees:

Service fees are time sensative and actual fees are determined by detailed information gathered before services rendered and other factors such as size of building, travel distance and other ancillary services performed.

A simple mileage fee is applied only beyond the first 50 miles of travel to and from the inspection site to compensate for longer travel expenses.

Mileage fee Calculations:   I include 50 round trip miles in all my service fees and apply $1.45/Mile thereafter for time and travel cost factors.  thus, FIFTY (50) miles will be deducted from the total miles calculated to allow for included mileage.

This on-site consultation is an ideal time saver for parties that have not entered into a real estate transaction yet, but have the opportunity to access the property for professional consultation on site first. (this consultation is not a replacement for a real estate transaction home inspection in keeping with MA CMR-266 Regulations)   if you decide later you would like a home inspection & report, We will be happy to provide this service for you. $195.

 DRAW INSPECTIONS:  Primarally performed for lendng institutions.  Average 8-12 visits on site for new construction.  The requested inspection by the builder/ borrower produces a photo report of the construction progress so the next scheduled draw check can be sent to the builder/ borrower.  East Coast Home Inspections performs Draw & Lease Verification inspections locally, for several lending institutions and leasing companies throughout the United States.  Fees average $50.-75., more for longer distances.
